To ensure success in originating the right loan for a client, wholesome due diligence must be completed prior to submission and engagement with the lender community. A professional client-approved loan summary will be completed so that all borrower/property/terms are accurately captured and qualified lenders are bidding based on the same information. I have the experience as a borrower and underwriter to create and manage a successful loan origination process.
In addition to my investment property background I am also knowledgeable on public sector financing.
There are several sources/options for financing available to public sector organizations. Infrastructure Ontario is a primary lender in this sector providing long-term financing to eligible public sector entities, such as:
Aboriginal Health Access Centres, Community Health & Social Service Hubs , Hospices, Housing Providers, Local Services Boards, Long-term Care Homes, Municipal Corporations, Municipalities, Professional Arts Training, Sports & Recreation Organizations, and Universities & Affiliated Colleges.
Municipalities can also access the public capital markets through their fiscal agent as an alternate source for real estate financing. All lending rates are based on the cost of borrowing as influenced by the capital markets and prevailing bond yields. In most cases the rates on debentures issued by a municipality are fixed for the entire life of the loan, whereby term and amortiziation are matched for the duration. Rates on construction loans are generally floating throughout the term of the loan until they can be replaced by issuing a debenture. Conventional financing may also be available depending on your situation and borrowing ability.
